CostSegLogic

FOR CPAs

The cost-seg study you wish you could produce in-house.

Built on cost segregation methodology IRS-blessed since 1997 — the same engineering used by Big 4 firms and REIT controllers for two decades. Your clients deserve a study you can review and sign with confidence. Your firm deserves the engineering work and report formatting taken off your plate.

METHODOLOGY PEDIGREE

Built on cost segregation methodology IRS-blessed since 1997 — the same engineering used by Big 4 firms and REIT controllers for two decades. Used by property owners, including the founder. Trusted by CPAs, tax and real estate professionals.

THE CASE

Audit-defensible. Reviewable. Signable.

Three things matter when a CPA puts their name on a cost-seg study: the methodology has to hold up, the documentation has to be reviewable, and the IRS authority has to be cited line by line. CostSegLogic ships all three by default.

IRS-aligned methodology.

Same MACRS conventions, same §1245/§1250 distinctions, same ATG guidance the engineering-based firms use. The methodology section of every study walks through the rule book — defensible without being dense.

Full audit trail.

Every line item cites its IRS code section. Every classification logs the rule applied. Every assumption is shown. If a reviewer asks why a particular asset hit a 5-year class, the report answers.

Form 3115 included.

Look-back §481(a) studies ship with a drafted Form 3115 and supporting attachments, ready for your sign-off. No reformatting, no re-keying.

State-specific schedules.

50-state conformity matrix maintained against current bonus depreciation rules. Your client's state's recognition factor, addback recovery, and marginal rate all reflected in the report. If your client base spans states, this is the line that matters.

Recapture transparency.

Every study includes a plain-English §1245 / §1250 recapture schedule, with state-level treatment. The conversation you’ve been having with clients is the one we already wrote. $99 standalone if your client already has a study from someone else and just needs the recapture math; free at the CPA-Verified tier.

OBBBA up-to-date.

Bonus depreciation phase-down (TCJA) and restoration to 100% (OBBBA Jan 19, 2025) handled at the placed-in-service date. Your firm doesn't track the rule changes — we do.

TWO WAYS TO USE IT

Refer clients, or run it under your firm’s name.

REFERRAL

Send the client our way.

Run the free 5-minute estimate live on a client call. You look like the smartest CPA in the room. Whether you bill them for the report or refer it to us is your call. The clients you’ve been telling “cost seg isn’t worth it at your basis” just heard a more useful answer from you — built on the same methodology a $5K firm runs.

WHITE-LABEL

Your firm’s name on the cover.

Same study, your branding. The PDF cover and section heads carry your firm’s logo and contact info. Best for established practices serving real-estate-investor clients who’d expect a study to come from you, not a third party.

THE PARTNER VALUE

The recapture conversation you’ve been having with clients is the one we already wrote.

Every CostSegLogic study ships a year-by-year recapture schedule with the §1245 / §1250 split, ordinary-vs-25% treatment, and state-level recapture all laid out in plain English. Most firms don’t put that math in the study. We do, on the front of every report. The conversation you’ve been having about “what do I owe back when I sell” is the one we already wrote.

Run the free estimate live on a client call. You look more competent and more useful than the partner who can’t. The partner program isn’t about a check from us — it’s about being the partner who can show clients the math.

IN EVERY STUDY

  • Year-by-year §1245 / §1250 recapture schedule.
  • 50-state conformity treatment (full / partial / decouple).
  • 1031 deferral and partner-buyout (§708) handled.
  • Sell-vs-hold breakeven against today’s deduction.

Already have a study from another firm and just need the recapture math? $99 standalone. Free at the CPA-Verified tier.

CPA FAQ

The questions firms ask.

Who actually does the engineering work?

A combination of the methodology engine (asset-class rules and MACRS math) and AI-assisted document extraction (settlement statement parsing, photo-based building-systems verification). The engineering work that used to require an engineer flying to a property has been replaced where the IRS doesn’t require it; the methodology, citations, and documentation that make a study defensible are unchanged.

Will it stand up if my client gets audited?

Defensibility comes from sound methodology and clear documentation, both of which the report supplies in full. The CPA-Verified tier ($1,199) adds a licensed CPA review on file with an audit-defense letter. For your clients who want belt-and-suspenders, that’s the tier to recommend.

Can I see a sample report before signing anything?

Yes — mention that on the apply form and we’ll send a redacted sample of the full report PDF along with the partner agreement.

How do you handle conflicts with my engagement letters?

We don’t replace your engagement letter or your tax-prep work; the cost-seg study is an underlying report your firm reviews and incorporates. Treat it the same way you’d treat a third-party valuation report or appraisal: a vendor deliverable that becomes part of the file.
