Why is your study $495 when the industry charges $5,000?

Because the work behind a cost-seg study has been the same for decades, and most of that work is rule-based: classify each asset into a 5-, 15-, 27.5-, or 39-year class; apply the right MACRS convention; ship the report. Software does it in seconds, with the same rule book a $5,000 study uses.

We charge $495 because that’s what it costs us to run it — with reasonable margin — without an inside-sales pipeline, an engineer flying to your property, or an analyst typing your settlement statement into a spreadsheet by hand. Full ledger here.

Will my CPA accept the study?

We welcome you to put it in front of your own CPA or tax accountant. We’re confident they’ll give you the green light. Every CostSegLogic study uses IRS-aligned methodology, ships with citations and a Form 3115, and is CPA-reviewed at the source. If you want a licensed CPA to sign off on your specific study and supply an audit-defense letter, that’s the $1,199 CPA-Verified tier.

What happens if I’m not happy with the snapshot?

The snapshot is free. If the number is too small to justify upgrading, you keep the PDF and you’re done — no card on file, nothing to cancel. If you upgrade and find a problem with the report, we’ll fix it. We’d rather rerun it than leave you with a study that’s anything less than complete.

Why aren’t there per-property volume discounts?

Because the price already reflects software economics. The marginal cost of running another study is small enough that we’d rather price it at $495 for everyone than discount portfolio operators down from a fictional list price. Run as many properties as you have. Each one is $495.

What if I just need a recapture schedule for a sale?
