CostSegLogic is a software platform that produces cost segregation estimates and reports from information you provide. The estimates, reports, PDFs, and any other output of the platform are provided for informational purposes only and do not constitute tax advice, legal advice, or accounting advice.
Nothing produced by CostSegLogic should be relied upon for tax filing, financial reporting, or any other decision without further review by a qualified professional familiar with your specific facts and circumstances.
We are not a CPA firm or a law firm
CostSegLogic is a software product. It is not a certified public accounting firm, a law firm, or an engineering firm, and it is not your CPA, attorney, enrolled agent, or registered tax return preparer. No accountant-client, attorney-client, or other professional or fiduciary relationship is created by your use of the platform.
Our reports are generated by software using IRS-recognized cost segregation methodologies. They are not a substitute for the judgment of a licensed professional, and they are not reviewed or signed by a CPA unless you purchase the CPA-Verified tier, in which case the scope of that review is described at the point of sale.
Estimates are not a filed engineering study
The free tier delivers a truthful estimate based on limited data and general assumptions; it is watermarked “NOT FOR TAX FILING.” The paid tier delivers a workpaper-grade report. Neither tier is a formal, detailed engineering-based cost segregation study performed by qualified engineers with a physical site inspection, which the IRS Cost Segregation Audit Techniques Guide describes as the approach with the strongest audit support.
Our analysis follows IRS-recognized methodologies (including the residual estimation approach described in Chapter 4 of the Audit Techniques Guide) and is suitable for many residential rental properties, but it does not include an on-site engineering inspection.
Accuracy of AI-assisted features
CostSegLogic uses artificial intelligence to assist with tasks such as identifying property components from photographs and extracting figures from documents you upload (for example, a settlement statement or schedule of values). AI-assisted features can make mistakes, including mis-identifying a component or mis-reading a figure.
You are responsible for reviewing all inputs and outputs for accuracy. Figures you supply are treated as your representations, and the platform’s output is only as reliable as the information provided.
No guarantee of tax outcomes
CostSegLogic does not guarantee any particular tax result, deduction, refund, or that any position will be sustained on audit. The ability to use accelerated or bonus depreciation may be limited by rules including the passive activity loss limitations (§469), at-risk limitations (§465), basis limitations, and personal-use rules (§280A). Tax law changes and applies differently to different taxpayers.
